Rentals and Sales Have Had to Comply Since 2022

Leasing a Property
Since 1 January 2022, a property can't be leased, or a lease renewed, unless it meets the full smoke alarm requirements: photoelectric alarms to AS 3786-2014, interconnected, in every bedroom, in hallways connecting bedrooms to the rest of the home, and on every storey.
Landlords must also test and clean the alarms within 30 days before each new or renewed tenancy, and replace any alarm that's more than 10 years old or fails its test.
Selling a Property
Homes sold since 1 January 2022 must meet the same requirements. Sellers declare on the property transfer form lodged with the Queensland Land Registry whether compliant alarms are installed. Getting it done before you list avoids a last-minute scramble before settlement.
